Tax system and property market of São Tomé and Príncipe

Investors were told about the tax system of São Tomé and Príncipe. Tax residents pay tax on a progressive scale from 0 to 25%. If an investor does not live in the country, their income is not taxed.

The basic corporate tax rate is 25%. Certain sectors benefit from incentives and reduced rates. For example, in agriculture the tax rate is 10%.

The property market in São Tomé and Príncipe is small and illiquid. Almost all land belongs to the state and can be leased on a long-term basis for a fee. Buying an apartment or villa into outright ownership is practically impossible.

The economy and partner countries

In 2024, the GDP of São Tomé and Príncipe amounted to about $822 million, while real economic growth was estimated at 1.1% following the energy crisis of 2023.

Among the partner countries, Alfredo named Portugal, which supplies food products and pharmaceuticals; China, which supplies machinery and equipment; and Angola, which supplies fuel and cement. São Tomé and Príncipe exports oil and cocoa products to Pakistan.

How to obtain a São Tomé and Príncipe passport by investment

São Tomé and Príncipe has one of the fastest and most affordable citizenship by investment programmes in the world. The cost is:

  • $90,000 for a single applicant;
  • $95,000 for a family of 2 to 4 people;
  • an additional $5,000 for each applicant starting from the fifth.

The investor may include a wide range of close relatives in the application: spouse, children, parents, and grandparents over the age of 55. It is also possible to add relatives after the applicant has received approval from the citizenship department.
